    Need advice on building an elaborate site from a template

    So I'm looking to build an information website who's purpose is to generate offline leads. I want the site to be Mobile friendly, have an opt-in header and footer, incorporate a wordpress blog, incorporate widgets such as a mortgage calculator and rent-vs-buy calculator.

    The site should have certain things animated as well. Here are some examples.

    I want my homepage to look like the www.Trulia.com homepage, except it will have an optin header like the marieForleo site



    What I want to know is which type of template I should be looking for from a site like themeforest, in order to accomplish this in one site. I'm not that proficient with webdesign, so I need something that won't require a lot of knowledge to update.

    Once I find the template, I plan on going to GURU or ELANCE to find someone to customize it for me.

    I know what I'm asking may not be that clear, but essentially I want to know which category of template I should be looking for. What works best across different platforms, etc?

    My site will be real estate based like BrickUnderground

    The answer to that question is probably "none". Usually templates are for say a W*rdPr*ss blog, a real estate site, a Drupal, a Joomla, whatever...but it's meant for that one site or application only, and you've mentioned at least two. So that's going to be a lot harder to figure out. That...and templates generally aren't a good idea as they lack originality.

    If you still want a template, what you should do is find a designer to suggest a template for you and see if the customizations you want the designer to pull off match what (s)he says.

    I'm more interested in the content of my site being original than the design of it. There are very prominent sites that are really just wordpress blogs. Can't I customize a template exactly the way I want? There are so many templates at themeforest that I figured It's a good place to start. Adding an opt-in header/footer and a wordpress blog shouldn't be too difficult, right?

    Not sure what you mean with the "opt-in header" thing, but why not hire someone and let them decide how to proceed? It's kinda what we front-end people do. If you're hooked on someone customizing a template (which I don't know why you would for the same reasons GAME mentioned), talk with them about it.

    Look at it this way...if it wasn't too difficult, you'd do it yourself rather than looking for someone to customize a template and do it for you. I don't understand why people say things like this or what they're based on. I really don't.

    As far as "very prominent sites that are just WP blogs", I don't know of any prominent site myself that is strictly a WP blog. I know of several that utilize WP blogs as part of their sites, but I don't know of a major site that uses one exclusively. Doesn't really matter, though...you're not asking for strictly a WP blog. You're asking for things such as a calculator and an opt-in mailing list. If you're lucky and you find the right developer (notice how I said developer and not designer, since a developer is a programmer and you're talking about programming tasks), you'll either be able to use some plugins added to WP, have plugins built for you, or have some other form of integration built for you. It's not as simple as "I have this idea, customize this template I found on ThemeForest, add some widgets, and off I go." This is the big problem with templates...they create the illusion that design and particularly development are significantly easier than they really are.
