    For not using WordPress or Joomla, etc. you could look for a pre-made
    pure CSS template and customize it. Maybe you can find a free one that
    looks "sort of" like the design you have, and then you can tweak it.
    In my opinion, by removing tables and going pure CSS for your existing
    site would be futile ... you would lose what little hair you appear to have.

    Thanks for the advice catfriend. I'm more of a flyers person and somehow got press-ganged into a webdesign position, I am more used to circa-2003 technologies (like tables and font tags).

    Youve given me a few areas to learn. this was more just a front page to get people into my backend (the search feature), but I'll definately study up on things to do differently next time.

    any more pointers on what i should do differently for my next design?

    Make it all as simple as possible.
    No fancy borders, no unnecessary graphics.
    Clear font, good use of "white space", make it easy to read.

    You may want to use HTML5/CSS3.
    And make it what you need it to be... a place to search for real estate.
    So, it will have your search form, and deliver information. That's it.
    No ads, no pictures or graphics that don't contribute to the search.
    No Flash either.

    Can they use it with their desktop PC, their laptop, their iPad, and their smart-phone?

    Think of your website as more of an "online app".

    Yeah - any one-click install is a bad idea - I use WP a lot and never do anything other than a manual install. I started doing this as a security measure (changing the database name, changing the table prefixes, etc) and discovered it is just flat out better. The one time I tried Fantastico, it was a nightmare - I don't blame you for being leery of it.

    Dear Deek Fracott,

    I'd highly recommend you re-code the website by hand instead of trying to fix little errors here and there. The only reason I say this is because your website is massively slow. I took at your source and your website is around 250 lines of code. It can be done for sure in less then 100 lines of code. Not only that it has full size images for the thumbnails.

    If you read googles SEO guidelines website speed will affect your websites PR rating negatively.

    Sorry if I have caused you anger in anyway, I'm just giving my professional opinion.

    no angers. Good opinion. The code has to be what it is for that particular one, I dont have the interest/time to go back and recode this page (this is 1 out of 20). So what I hear you saying is... make an code-light portal page for better PR of this domain?

    Not only light code (Good code makes it easier for google to read your site) but also smaller images and so on. Also it would be better to use external JS scripts.

    I think I know what you mean by not bothered though. It's a Affiliated page isn't it?
